56-acre Golden Vale farm guiding at €15k/acre

The 56-acre farm is described by the selling agents as south-facing Golden Vale pasture land, with a small farmyard and outbuildings.

New to the market with Tipperary town-based auctioneer Matt Ryan is an attractive 56-acre holding that will be going under the hammer at an auction on Tuesday, March 31, at the Ballykisteen Hotel, Tipperary.

The property is in the townland of Cloughaready, approximately 5km from both Pallasgreen and Emly. It’s described by the selling agents as south-facing Golden Vale pasture land, with a small farmyard and outbuildings.

“It’s a nice piece of ground,” says Matt. “The lands have been let for a good number of years. The upper part of the farm around where the farmyard is has all very good quality land. 

"The remainder of the land is of good quality too but it needs a little bit of drainage to bring it back to the same standard as the upper part of it.

“In the farmyard, there’s a three-span haybarn, a cubicle house and a silage pit. They’re old and need modernisation but are useful.”

The agents are expecting a reasonable amount of interest in the holding, which has good road frontage access and is well sheltered and fenced.

“It doesn’t have development potential,” points out Matt, “but it does have frontage onto two roads and it would have potential if somebody was using it as a smallholding and wanted to put a house on it with superb views back towards the Galtee Mountains.”

The price guide is a reasonable €15,000/acre — an expectation very much in line with recent sales in the area.
