57-acre Kilkenny farm a very tempting auction prospect

Coming up for auction on Friday, February 27, at the Clubhouse Hotel in Kilkenny City is a 57-acre farm in Kilkenny, 7km south of Castlecomer and 12km north of the Marble City.
According to auctioneer Ed Donohue of Kilkenny-based Donohue Town & Country, there is good interest in this holding that features a bungalow and several outbuildings for renovation.

The lands present a tempting opportunity to acquire a substantial number of acres in this busy agricultural area. With direct access from the public road and just 2.2km from the N78 (Castlecomer-Kilkenny road), the farm's immediate environs constitute a lively rural community, with a national school and GAA club within the townland.
“It’s located at the end of a quiet cul-de-sac,” says Ed. “It offers peace and privacy in a tranquil rural setting. The bungalow and outbuildings are positioned near the roadside, with the lands stretching out to the rear.”
The semi-derelict bungalow was built in the 1970s of concrete block construction and with a slate roof. It offers circa 110m2 of living space and considerable scope for renovation and re-use.
“It’s a good grass farm that hasn’t been farmed for four or five years,” says Ed, “so it needs to be tidied up — someone needs to come in and clear out a few ditches and cut hedges and probably re-seed, but it has the makings of a good grass farm... All the land around it is good.

“The detached bungalow has great potential. It’s a farm that will allow someone to set up a hobby farm or someone for a small land holding. There’s water, septic tank and electricity, so it’s a project with great scope, especially with the vacant property grants.”
Equally, the house and outbuildings (including and old stone residence and barn) will be valuable assets for someone simply looking for additional acres.
The property is in a good farming hinterland in an area of mixed agricultural activity, mainly dairying and beef cattle farming. The price expectation is in the region of €12,000 to €13,000/acre.
