46-acre Limerick lands guiding over €16k/acre at auction
The property at Ballyvologue near Ballingarry has road frontage on two sides.
Coming up for auction on Thursday, March 27, is a 46-acre holding at Ballyvologue, near Ballingarry, Co. Limerick.
The property will be auctioned simultaneously online (via the LSLauctions platform) and at Kilmallock Mart, with the sale being handled by GVM Auctioneers.
“It’s an outstanding roadside farm superbly located in the heart of the Golden Vale,” says selling agent Richard Ryan.
The property has road frontage on two sides and occupies a south-facing aspect about 6km west of the N20 (Cork-Limerick main road), 5km from Ballingarry village and 14km from Rathkeale.
“The lands are of excellent quality,” adds Richard. “They’re all in permanent pasture, well laid out and easily managed in sheltered rolling fields.”
The holding features a three-bedroom bungalow, as well as a range of outbuildings. The bungalow was constructed in the 1970s and is in need of refurbishment. There is great potential for rental income, however, with investment in the house.
The farmyard buildings include a three-column haybarn, a two-column haybarn, a three-column cubicle house, concrete silage apron, cattle pen and crush and ancillary out-offices.
“Situated on the foothills of Knockfierna, this south-facing farm is a rare gem in a highly sought after rural location,” says Richard. “Inspection is highly recommended to fully appreciate the quality, value and potential of this remarkable holding.”
There should be a considerable degree of interest in a holding such as this one and the guide price of €750,000 (€16,300/acre) is a realistic one that may be exceeded on the day.
