House of the Week: Balcony and tiered gardens at €975k Crosshaven home

Crosshaven's Camden Road and Point Road have always been a ‘hot address’ — but locals living on this harbour-facing stretch had their hearts in their mouths on July 13 when “an absolute monster” gorse fire rampaged across tinder-dry vegetation. The blaze came perilously close to a small number of private homes, blanketing dozens more in thick smoke until eventually brought under control by fire fighters, and a water canon on a tug.

The high drama, but thankfully fortunate outcome, will be remembered for years to come: other than that, it’s back to more serene sailing views and harbour-scanning vistas with telescopes and binoculars almost de rigueur in the many dozens of one-offs on this hillside perch, between Crosshaven village and the heritage visitor attraction of Camden Fort Meagher.

Days prior to the Camden fire, all the views being talked about were of the 100+ yachts taking part in the 2026 Cork Week international sailing regatta, some in the €500,000+ price league, more or less depreciating assets, compared to the rising fortunes of houses here on dry land. The Price Register shows 10 house sales with a Crosshaven address in excess of €1m to date, led by the record €3.05m paid for Silver Apple out by Weavers Point, named after a Crosshaven yacht its vendors.

Coming for sale just under the €1m level is Halyards — again, a nautical name association, as a halyard is the rope used to pull up a sail — guided on launch at €975,000 by agents Scott O’Sullivan and Ann O’Mahony of Sherry FitzGerald for a London-based owner for whom it has been “a Cork bolthole”. The Sherry Fitz agents have at least two of the most recent local €1m+ sales to date, Wynfield on Church Road showing on the Register at €1.225m just in very recent weeks, and Dromainn on Crosshaven’s Upper Road, a late 2025 sale for €1.036m.

Might Halyards make it three in a row in reaching or surpassing ’the big note?’ At least two of Crosshaven’s €1m+ sales have been on the Camden Road, and when older stock comes to market, it generally gets a very expensive makeover, if not a ‘knock and replace’…so very ‘catching up with Kinsale,’ as it were.

Houses directly beside Halyards have all the signs of expensive architectural input, and both Camden and the Point Road now have some pretty serious investments made in bricks and mortar: two, side by side on the water on the Point Road have taken spend to a whole new, multi-million euro value level for sure.

Agent Scott O’Sullivan says they are seeing some familiar faces lining up to view Halyard, so there’s clearly a pool of disappointed underbidders looking for a purchase at this sort of price point and keen on Camden Road/Point Road listings, along with some new entry inquiries also.

Halyards has been enjoyed and altered by its current owner, who made the entire upper level of this c 2,035 sq ft dormer home her main bedroom suite, converting a former fourth bedroom into a dressing room, and there’s also a private bathroom with shower and bath, while an sheltered balcony is on the front gable.

At ground level are two bedrooms plus a home office/bed four, next to a bathroom. On the day use side are a large, triple aspect kitchen/dining room with good granite topped units, island and an Aga. There’s also an even larger dual aspect living room and a compact sun room.

Halyards gets a solid C2 BER, is on c a quarter of an acre with off-street parking just below the road/entry point, with best views to the north east and it has well-kept gardens, tiered and landscaped.

VERDICT:A hot Camden Road property, in the right sense of the meaning.
