Buy this €2m house and you get a 'free cup'.

Well, the classic advice for when an overwhelming amount of information makes you freeze up is 'How do you eat an elephant? One bite at a time'.

And when you're talking about a nine-bed house on 6.8 acres that comes with a pool, sauna, jacuzzi, round tower and a golf putting green then you might feel a little overloaded alright.

So let's start with a smaller bite: every St Stephen's Day, a match on the astroturf pitch decides who takes home the 'Rawleystown Cup'. It began with the dads from the soccer club attended by the boys of the house. As the boys grew up, they joined in, and over time the game welcomed friends and neighbours too.

(Tuesday-night five-a-side became another neighbourhood favourite.) And, the trophy cup stays with the house — leaving its next owners with the chance to carry on a tradition of their own.

That's a slightly long-winded way of saying there's an enclosed floodlit five-a-side 3G astroturf pitch at Rawleystown.

Designed by David H Leahy Architects, this 10,527 sq ft property was built by Eugene Smith in 2007.

The family's children are now grown so it's on the market for $2m with Michael O'Connor of O'Connor Murphy Property Specialists: "It's clearly an absolutely magnificent property. The owners have really loved it but they have other property and this just doesn't meet their needs of today."

Despite the hefty price tag there has been good interest in this three-level property which is about six minutes from Lough Gur's lakeshore park; with Limerick city and the University of Limerick both less than 25 minutes away.

"I would say around 30-40% of genuinely interested people are from outside of Limerick. We have people mainly from Dublin calling about this. Quite a few from the medical or pharma fields, high-end executives. And we have a viewer coming over from New York in November too," notes Mr O'Connor.

The enquiries so far are typically coming from people viewing this property as a residence but with the size of the home and the estate it could also be repurposed as a luxury spa or boutique accommodation or other business venture.

"It definitely is one of the better modern-built properties coming to the market in the Munster region, I don't think I have come across something like this which is ready to move into and of this size and quality."

A bit like the famous Mrs Merton line — 'So what first attracted you to the millionaire...?', it's hard to be clear what aspect of this extensive property is really calling to buyers.

Could it be the two ponds, the decked sun terrace or the bar and games room with American pool table and table-tennis table complete the room? Or is it the gym, sauna and jacuzzi? Perhaps the swim spa, with counter-current training and heated jets?

It would be safe to guess that the round tower accessed by a spiral staircase and containing a covered terrace with panoramic views over the grounds and countryside is a factor.

With a home like this you're going to have plenty visitors. Guests have a wing of their own, which is reached by a hallway beside the main stairs. It has a dual-aspect living room with patio doors to the courtyard and a bedroom with its own ensuite, both laid in jatoba mahogany.

Not that you have to be kept busy looking after guests — perhaps live-in help could ease the burden. From the utility corridor, a separate stairs rises to a one-bedroom staff apartment with its own lounge, kitchen and bathroom.

Staying with practical details: a geothermal heat pump supplies the underfloor heating, with hot water heated by a Calor gas boiler. A ground-mounted array of 64 24kw solar panels is paired with Huawei battery storage, with EV charging by the garage. The A-rated house is approached through electric gates and is hidden from the road behind a mature hedge with cast-iron railings.

Inside, there’s a double-height entrance hall, finished in Crema Marfil marble, with a sweeping curved staircase in matching Crema Marfil marble rising to a galleried landing. The reception rooms include a double-height formal lounge with high up windows, feature coving and a limestone fireplace, an open formal dining room with custom built-in cabinetry and a bespoke round Harrods table made to fit the room, and a dual-aspect study.

The kitchen is Scavolini Tess, in a matt lacquer finish, with Plomo quartz worktops, a 120cm Britannia SLX range, Fisher & Paykel and Miele appliances, and a teppanyaki grill set into the second island. And there’s a curved breakfast area in the same open space, opening on to the family room and playroom.

Don't worry about the slog of cutting grass on nearly seven acres either. If you decide not to go for a no-mow wildflower vibe then five robotic mowers will help keep the lawns in order.

Sit down and relax... arched openings and covered seating frame a courtyard featuring a glass-fronted wood-burning stove. There's even minimal work in getting the pool ready for a dip... it has a remote controlled cover.

Upstairs, the main bedroom suite has his and hers walk-in wardrobes and an ensuite opening onto a private roof terrace. Three further first-floor bedrooms are ensuite, and the second floor has three more bedrooms and a family bathroom.

"Whoever buys this is getting value. Yes it's €2m and I could see it ending up at €2.4m but the quality, size and level of detail here is just so much more than that," points out Mr O'Connor.

This Rawleystown estate is offered fully furnished, excluding art and personal items.

Viewings started today and continue into November with each party booked in for a separate hour.

VERDICT: A designer-built private country estate with every luxury included.
