Beware the ways of the rogue builder
His modus of operation is to give a low quotation (usually verbal) for the work to be done.
If a written quotation is given, it might appear comprehensive, but is invariably full of gaps and omissions.
His practice is to start the work and almost from the word “go” to increase the price for notional “extras”.
He then demands up-front payments as the work proceeds such that the entire price is paid well before the work is completed.
At this stage he picks an argument over some detail and walks off the job demanding a further huge increase in the price, and leaving the unsuspecting householder with a job half finished and his or her house in a mess.
He has no apparent assets and the prospect of suing him offers just further cost with little prospect of success.
Any person planning an extension or renovation to their buildings is now obliged by law to employ a reputable professional (consulting engineer or architect) to plan and oversee the building work.
A good and reputable builder, of which there are many in the area, is worth his weight.
The few bob extra may be the cheapest ever spent.
