Coming up for auction on Friday, 30th of October at the Newpark Hotel in Kilkenny is an 80-acre farm located in superb agricultural territory at Kilmog, near the Marble City in an area renowned for both dairying and tillage.
The property is being sold jointly by Dungarvan-based REA Spratt and Waterford-city-based Barry Murphy Auctioneers.
“This is a very nice farm just south of Kilkenny City,” says auctioneer and joint selling agent Éamonn Spratt. “It’s in a very well-established dairying hinterland on the road from Kilkenny City to Kells village.”
With this executor sale, the lands have been let for a number of years but vacated for the purposes of selling.
“Given the farm’s proximity to the city, we’re offering the dwelling in a separate 9-acre lot. It hasn’t been occupied for a number of years but it provides for a substantial 2-storey farmhouse in need of complete refurbishment.
“Sourcing a house of character on a natural 9-acre lot of mature hedgerows on a quiet cul-de-sac road only 3.8km from the city is a very rare commodity – particularly for a family that might have an equine interest… we’re offering that in one lot.”
The second lot consists of the remaining 71 acres of land, with Lot 3 constituting the entire holding.
There are two public roads bounding the property, giving a great level of accessibility for anyone thinking of using the holding as an outside farm.
“We’re very happy with the interest received to date,” says Éamonn. “There has been good interest on all three lots. But of course, when it comes to a public auction, you never really know until the moment where people put their hands up at the auction itself. Until that point, it’s all speculation. With the second-last auction we had, in fact, the buyer on the day wasn’t revealed until after the auction.
“We’re guiding €18,000 per acre. In some parts of the country, that would be a very strong price but we feel that this is a realistic price for a holding of this quality.”
