For sale with North Kerry auctioneers McGregor Properties, a 126-acre holding at Dromadda More, Listowel, Co. Kerry offers a large quantity of acreage in one block but may be sold in lots.

According to selling agent Majella McGregor, there is a good deal of interest in this property whose usage is limited by its SAC (Special Area of Conservation) status; for Hen Harrier, Merlin and Red Grouse.

Planting the lands for forestry is not an option, therefore, but it can be used for grazing. For any other uses, potential purchasers will have to make enquiries.

“The lands here are of mixed quality,” says Majella. “Approximately 40 acres of the land would be classified as good grazing ground, some of which was reseeded in recent years. The remainder of the holding comprises turbary and what would be considered as rough grazing ground.”

The farm is 19km northeast of Tralee, 16km from Abbeyfeale and 16km from Castleisland.

With uncomplicated access, there is a good internal road network, with hardcore road running through the property, and a number of fields accessible off the roadway via hardcore roads.

One of the bigger attractions of the farm is that there is a derelict farmhouse on the property. This stone house has panoramic views of the surrounding countryside, as well as a water supply and electricity connection. The house may qualify for the Vacant Property Grant and/or the Derelict top-up grant.

Interest has been keen so far, with a price expectation of between €4,000 and €5,000/acre.
