All eyes will be on the auction taking place on Tuesday, July 21, at the Woodlands House Hotel in Adare, County Limerick, when a 181-acre farm goes under the hammer with REA Dooley Group Auctioneers.

Pat Dooley will be the man with the gavel in hand on the day. He is looking forward to a sizeable attendance, made up of people from two different ‘worlds’; those from farming and those from the world of people seeking a home for renovation with a couple of dozen acres.

“It’s prime agricultural land,” says Pat. “It’s all in one block too, which is a major advantage today. You also have an old farmhouse in need of modernisation.”

The property will be offered in the following lots:

  • Lot 1 (a house on 25 acres of land);
  • Lot 2 (a large holding of 156 acres);
  • Lot 3 is the entire holding.

“There’s been a lot of early interest in this property,” adds Pat. “There’s a lot of interest in the house on 25 acres and there’s equally a lot of interest in the entire property.”

The property — known as Bohergeela Lodge — is a short distance from Meanus village and 15km from Kilmallock in the Golden Vale area.

As well as being renowned for quality pastureland, this part of the world is also sought-after for those seeking a lifestyle property such as the house offers, with its collection of outbuildings and curtilage.

“It’s a good location,” says Pat. “You’re about 15 minutes from the outskirts of Limerick City and you’re in the heart of the Golden Vale… so you have dairy farmers interested in this property and you have businessmen interested in it as well — it’s where the two worlds meet, that of the dairy farmer and the businessman.”

The auctioneer says: 'There’s a lot of interest in the house on 25 acres.'

The house is a tall farmhouse built in 1890, with 142m2 of living space and an attached garage to offer. The outbuildings include a five-column hay barn, two cubicle sheds and three stables.

The overall price guide is in excess of €2,500,000.
