€25k/acre expected at auction of prime Meath land

There is a long stretch of public road splitting lots 1 and 2.

Coming up for auction on Thursday, April 23, at the Dunboyne Castle Hotel is a 42.8-acre farm at Herbertstown, near Dunboyne, Co. Meath.

The auction is being conducted by Philip Guckian of Sherry Fitzgerald Country Homes with a simultaneous online auction via the LSL Auctions platform.

It’s no exaggeration to say that this holding is in one of the most desirable parts of the entire country — from every perspective, be it agricultural, commercial or other.

“This exceptional holding represents a rare opportunity to acquire prime agricultural land in one of County Meath’s most desirable and strategically located areas,” says Philip, “and located within the Dublin commuter belt.

“There are a good few high-profile stud farms in the area. You have very good accessibility — you’re not too far from Dunboyne, not far from Ratoath… you’ve a lot going on in that area, near Avoca, a new factory that’s been built in the last five years…

“There’s also the possibility of one-off housing on the property, given where it is, so there’s a healthy spread of interest in it.”

The holding will be presented in lots, with a long stretch of public road splitting lots 1 and 2, giving 250 metres and 400 metres of road frontage to each lot respectively:

Lot 1 consists of 19.2 acres of land; Lot 2 consists of 23.6 acres; Lot 3 is the entire holding of 42.8 acres.

“It’s a property that ticks a lot of boxes and with the motorway very accessible as well, it’s an area that has really taken off in recent years,” adds Philip.

“It will be interesting to see what happens on the day. I think that all the lots, including the entire, will get interest. I think the option for people to bid for a smaller portion with a view to getting planning permission to build a home will be attractive too.”

The price guide for the entire holding is €1,070,000 (€25,000/acre) — a reasonable expectation for the strong combination of features in this property.
