€20k an acre guide price for 39-acre quality farm in West Cork
The 39-acre farm for sale at Kockaphreghane, Innishannon, Cork, is divided naturally into three divisions.
The area around Innishannon in West Cork has experienced strong demand in recent times.
It’s an area of intensive agricultural activity of various types, dominated by the dairying sector. Its proximity to Cork city and quality soil make it much sought after.
Listed with Bandon-based Paddy Murray Auctioneers, a 39-acre farm in the townland of Knockaphreghane near Innishannon is new to the market. It’s 7km northwest of Innishannon, 10km from Bandon, and 20km from Cork city centre.
The property is divided naturally into three divisions, which represent three lots that the property is presented in.
Lot 1 is a separate field of circa three acres on the southside of the road. Lot 2 is on the same side of the road, a field’s distance away. It consists of 23 acres of land and an old farmyard. It has frontage onto three roads.
Lot 3 is the 13-acre parcel to the north of Lot 2, but separated only by the public road.
“There seems to be quite a bit of interest in it so far,” says selling agent Damien Murray.
“It’s a lovely bit of land, it’s all south-facing with a gentle slope and there’s very little waste – no more than an acre of wet ground in it … the previous owners used to set a lot of crops there, which gives an indication of the quality of the land.
“The area has become very much a hotspot for land prices lately, and we’re guiding €20,000 per acre for this farm.”
