53-acre Kerry farm on the N22 to attract keen interest

Located on (and divided by) the main road between Cork and Killarney, a 53-acre farm is new to the market with Killarney-based auctioneer Majella O’Sullivan.
The property is in the townland of Drominharee, 13km southeast of Killarney, offering the opportunity of some very conveniently located acres.
According to selling agent Majella, the property consists of approximately 40 acres of grazing land, with the remainder consisting of mountain grazing and rocky outcrop.
“On the section bounded by the Flesk River, there is very good grazing,” says Majella. “On the opposite side of the road, the fields aren’t as fertile.”
There are several outbuildings on the property, as well as a two-storey house that was extensively damaged by fire. For the next owner, this effectively represents full planning permission to build a replacement dwelling.
Also included are commonage grazing rights to two-fifths of 132 acres of mountain.
Although the agents are reluctant to put a price on this overall package, the combination of grazing land, convenience and planning potential should put it in the region of around €370,000, allowing an average of €5,000/acre for the land and €120k for the dwelling potential.
