53-acre Kildare farm sells for €10,500/acre at auction

Featured in last week’s edition on the eve of its auction, a 53-acre farm in County Kildare was successfully sold at auction last Friday at the Keadeen Hotel in Newbridge.
The farm was well located in the Short Grass County between the villages of Nurney (7km) and Suncroft (4km), as well as being within easy reach of the larger towns of Kildare and both the M7 and M9 motorways.
The property was presented in two lots and it was in this format that the farm was sold by auctioneer Paddy Jordan of Newbridge-based Jordan Auctioneers.
Lot 1 was the larger of the two — a 45-acre property of pasture laid out in four divisions, with a traditional farmyard with two hay barns and cattle crush. There are natural boundaries on all sides and extensive road frontage onto a cul-de-sac laneway.
Lot 2 is located directly opposite the first lot and consists of eight acres of grassland in one division. It was billed as a property that could make an ideal site for someone to build on, subject to obtaining planning permission.
The bidding on Lot 1 began at €300,000. With three active bidders, the price reached €465,000 — just over €10,000/acre.
On Lot 2, there were two bidders contesting on the day. The opening bid of €50,000 increased in increments until it reached €90,000 (€11,250/acre).
Both purchasers were from the general area, according to selling agent Paddy Jordan, with the pre-auction price expectation of €10,000/acre being exceeded in both lots.
