Kerry auction to draw big crowds
Because this farm of land, although small enough at 43 acres, is a ready-to-go, intensive enterprise, says selling agent Tom Spillane, with quality modern buildings, and a location that’s second to none.
With limited road frontage, this sheep and cattle grazing farm has frontage onto the Laune river.
There’s been a bit of an uplift, and considering the location and previous price levels, auctioneer Tom Spillane is expecting a strong price level for this 43-acre farm, which comes with 350 metres of river frontage, with fishing rights.
It’s a non-residential holding with a level, south-facing position at Dungeel, Killorglin and it’s due for auction on July 5 in Killarney.
While it doesn’t have a house (save for a substantial derelict farmhouse), the farmyard is completely up to date, and includes a five-bay suckler unit wired for cameras, with calf creep, calving crush gate, underground tank, cattle crush, hay shed and sheep shed also with underground tank, and the lot is set on a concrete yard.
The property, which comprises a total of 43.75 acres is not being guide priced prior to auction, but based on local sales of €12,500 per acre, Tom Spillane is expecting bids to go ‘north’ of that figure.
The property is part of an estate sale that includes another 64-acre holding at Glencar, which is more suited to sheep grazing and includes a turf cutting bog and one, large, level field, which he proposes to sell separately. This four-acre field might be suitable as a site, he says, and gives a value of €10,000 per acre for this lot.
The remainder of the grazing land has a rough guide price of €120,000 t0 €130,000 for the 60 acres.
