€12,700 per acre sought for 51ac farm in West Cork hotspot

Ballincollig-based auctioneers O’Mahony Walsh are selling an impressive 51-acre farm in a sought-after part of West Cork, near Macroom.
Located at Cooldaniel, 8km south of Macroom, the holding is all in permanent pasture and includes a substantial farmhouse with farmyard and outbuildings.
“This has very good land,” says selling agent Frank Walsh. “It’s suitable for tillage, without a doubt.
“As for the house, it has been re-roofed in recent years, although there’s no doubt that it needs a good deal of work done to it.”
This is an executor sale, the agent points out, and the property is in current agricultural use. It is a well laid out holding, he adds, with well-defined fields that have mature hedgerows providing natural shelter and clearly-defined boundaries.
Of the collection of outbuildings coming with the farm, one of them is the original Cooldaniel House – something that adds an historic element to this scenic quality farm.
“There has been good local interest in the property so far,” says Frank, “and from a bit farther afield… we’ve had about ten people walking the land so far.”
The public road naturally divides the property, leaving it conducive to sub-division. The agents are open to the idea of selling it lots, should the interest so dictate, with 13 acres of the farm below the road and the house also representing a possible lot.
The farm is expecting in the region of €650,000 (€12,700/acre) – a reasonable expectation for a substantial holding in a strong dairying area.
