Lee Valley land ideal for hobby farmer at realistic price

THE land attached to Lee View House at Roovesmore, Coachford, sold back in 2008 when prices were still pitched at the astronomical €30,000 per acre.

Lee Valley land ideal for hobby farmer at realistic price

Now, in a much saner time, this late Victorian farmhouse and eight acres of prime grazing land are on offer at a composite price of €700,000 through Irish and European.

Auctioneer Joe McCarthy is open to offers on the house and land, which is being sold in one lot through private treaty, and he expects hobby farmer interest.

For that market, it’s ready to go, with two modern barns, one a cubicle shed and the other a hay-barn, as well as machinery sheds and old stone outhouses which would have any number of uses.

The property would be ideal as an equestrian centre because of its position in the Lee Valley adjacent to Coachford village and to Ballincollig and the bypass route.

The house, with one of the best positioned period dwellings along the Lee, is in good condition, but will need complete modernisation. It’s hard to miss this pink-painted property from the Coachford side, close to Rooves Bridge, accessed via a long driveway.

The property has river frontage and is near the National Rowing Centre at Inniscarra, so there’s potential for an allied, seasonal tourism initiative, and applicants could seek LEADER funding.

The south-facing house is a four-bedroomed property with a large concrete yard to the rear.

Part of the attached farm was submerged when the valley was flooded in the 1930s for the hydro electric project which saw the construction of the Inniscarra dam.
