Agent expects another big sale
He has also listed what he describes as a ‘very well farmed’ property at Gurranes, Caheragh and says there should be huge interest in the property, as it’s well known locally.
With excellent fencing, good quality paddocks and concrete roadways, the farm has been well-husbanded for years, and even the gates in this property ‘are hanging to perfection’, says the agent, who adds that the farm buildings are ‘second to none’.
Magnificent, breathtaking views, he continues, are to be had from this slightly elevated farm, which also has a residence in excellent condition.
This has a modern fitted kitchen with Stanley cooker, in a good quality, slated extension, a living room, dining room, four bedrooms and two bathrooms.
The land can be offered in three lots: lot one is the house and five acres; lot 2 is 31 acres; and the final lot is 5.9 acres.
The guide price for this private treaty, executors’ sale is in the region of €500,000, and Mr Hodnett says he already has offers close to the guide price on the lots and on the entire.
But guide prices were well exceeded in two of his recent West Cork sales, in the Drimoleague and Leap regions.
Mr Hodnett sold a 63 acre farm at Cullane, Leap for an average price of over €17,000 per acre.
The land came with 16,654 gallons of ring-fenced quota attached, and this was sold in one lot, along with 31 acres, for a sum in the region of €530,000.
Lot 2, a four acre plot, sold for €66,500, and lot three, with 15 acres, sold for an average of €10,000 per acre.
Lot four, of 13 acres, was sold to two individuals, with a site of 2.5 acres making up to €18,000 per acre.
The entire sale was worth just under a million euro, much higher that the average guide price of €10,000 to €12,000 per acre quoted.
The land with quota was of good quality, says Mr Hodnett, and was purchased by a solicitor in trust, one other lot was purchased by a local farmer, and the remainder by non-farmers.
What the same agent had flagged as “one of the more interesting farms to come up in West Cork this spring” was sold in its entirety this week.
The 44 acre farm at Clounkilla, Leap had been offered in lots, and included 38,023 gallons of quota.
The guide price was again pitched at €10,000 per acre, but it was bought for around €750,000, the equivalent of €17,000 per acre.
Mr Hodnett described this as a record sale for the area.
There was lots of interest, with up to 12 people making offers at one stage.
