Eamon O’Brien of CCM said his failsafe method of checking the soil came up trumps, when he found the limestone-based farm dry and firm. It comes for sale in a rectangular block of 56 acres, which Mr O’Brien says is perfect for a stud farm or equestrian centre, because a gallop would fit in.

It’s located close to Glanworth and Kildorrery, seven miles from Mitchelstown and nine from Fermoy. Cork, Limerick and Mallow are within handy driving distance - which should attract hobby-farming buyers, says Mr O’Brien. Launched on the market last month, the property was given a €560,000 guide price, but attracted an immediate €600,000 offer from what the agents described as ‘outside buyers’.

It’s likely adjoining farmers will want to get in on the act. And the loss of land to the Fermoy bypass and N8 should see farmers in funds on the lookout for replacement ground.

The farm has been leased for some time, and sells without entitlements. In seven divisions, it has access from the main road to the residence, which Mr O’Brien says is in very good condition. Accommodation includes a kitchen, living room and bathroom on the ground floor and three bedrooms overhead.

The agents is prepared to sell in lots and is open to negotiation. The land is being sold by private treaty.
