Double Ovens is the order of the day at Cúl Bán Vue, a side-by-side duo of A-rated upmarket homes now finished construction next door to the local parish church at Knockanemore Ovens, set just west of Ballincollig and Cork city’s outer suburbs and priced close to the €1 million mark.

The two substantial detached four-beds are the work of Whitebon Builders, the long- experienced dad Michael O’Mahony and sons John and David O’Mahony: they’ve replaced an old roadside cottage on a large corner site at the entrance to Cúl Bán, a niche development of large detached homes built over the past two decades or so and where the most recent resale is currently under offer also around the €1m mark.

Selling and already busy doing viewings at Cúl Bán Vue is Trevor O’Sullivan of Lisney Sotheby’s International Realty, and he guides one at €950,000, and the other on the slightly larger site with second side entrance to the back garden just inside Cúl Bán at €995,000.

One, the €950k No 1 on the right hand side, has been decked out as a showhouse by Dara Carey of Create Staging, fully furnished bar fitting a kitchen as the O’Mahonys know that’s the sort of input buyers at this price level are likely to want to make their own choice on and Whitebon are giving a €15,000 PC allowance to buyers for their own kitchen purchase.

No 1’s on 0.13 of an acre, and next door No 2 on the 0.14 acre corner site with second access (composite gates) is priced at €975,000, with Mr O’Sullivan predicting swift purchases after showing to at least six parties this week. The €1m mark is increasingly being approached and surpassed in Cork’s western suburbs, given demand from CUH/MCUH medics, tech professional at the likes of Apple and EMC, both for new builds and the better/bigger trade up second hand offers.

In the wider vicinity, Lisney SIR have sold the likes of Oaklodge, a 3,000 sq ft Ovens detached on a third of an acre at €950,000, and Apsley House, Killumney, more period in style at €912,000.

More relevant again in terms of new homes. Lisney SIR have in the previously sold Shadow Lawn for Whitebon Builders, which comprised five A-rated homes, three detacheds and a pair of semi-ds at €950,000 and €975,000 close to the Poulevone roundabout and Fleming Construction’s 1990s delivered Daffodil Fields, on the Model Farm Road side of Ballincollig.

Cúl Bán Vue could hardly be more central to Ovens, reached just at the end of the Ballincollig bypass taking the turning left by the Ovens Bar, set by the church and opposite the parochial house’s large grounds, with lovely long views north-east back to the long-running shoulder of hills running out west of the city by Muskerry.

Each just shy of 2,000 sq ft inside (185 sq metres), Nos 1 and 2 have all their accommodation on two floors, likely to be more popular with younger family buyers than three-storey alternatives, and they have very large main kitchen/dining/family spaces one side of the central hall, separate family rooms, guest WC and good-sized utilities/plant rooms (across the hall from the kitchens, however.) Above, all four bedrooms are billed as doubles, and one’s en suite, with bathrooms tiled and all flooring finishes in place.

Heating is via air-to-water, underfloor on both levels, with an efficient heat recovery system also, with sleek Rationel windows and external doors.

External landscaping is being finished out with the gently sloping rear lawns seeded, there’s biocycle waste treatment in place and there’s parking in front for several cars, with Ballincollig put at a five-minute drive away for a big selection of schools and shops, while close by is Eire Óg GAA facilities.

VERDICT: Family homes for the long-term in a well-established setting a short spin off the N40 bypass.
