When it comes to Cork harbour’s village of Aghada, addresses generally get divvied up into two adjacent entities, Lower Aghada, and Upper Aghada.

Well, sort of straddling the two Aghada addresses (translated from the Irish Áth fhada or ‘long ford’) is this distinctive coastal-set dormer home, Harbour Vista, set by a bend on Aghada’s Church Road, and doing ‘what it says on the tin’ — it has west facing views over much of Lower Aghada and the inner reaches of Cork harbour and East Ferry.

Coming up on 30 years of age now, it’s a detached 1,950 sq ft four-bed dormer style home with attractive interior layout which includes an open gallery above a double aspect lounge/living room with large windows and side staircase, with slight split levels (a couple of steps) between the main airy living space and the dining area, with a kitchen/diner behind and a sun room next to it, accessed by the dining section.

At ground on the left of the entry hall is a useful ground floor bedroom which has a ‘Jack and Jill’ bathroom arrangement with shower and wood- panelled walls, doubling as a guest loo as there’s also access off the hall to this washroom.

The kitchen, to the rear left corner, has hardwood-topped units plus island, while the carpeted stairs with painted spindles and a hardwood handrail leads to an open landing with three bedrooms plus there’s a family bathroom off it, so effectively no en suites, bar the ground floor’s Jack and Jill arrangement.

There’s access from both the landing and the main first floor bedroom to a front balcony above the lower level bedroom, and there’s enough space here for a table and a few chairs for a sit-down viewing — for morning coffees or evening sundowners.

Build period of this one-off home is put at 1997 by selling agent Adrianna Hegarty, it gets a F energy rating and right now the main heating source is the large solid fuel stove in the living/lounge area by a wall of bookshelves/ display shelving, and the floor here is reclaimed oak, dark stained.

Ms Hegarty guides Harbour Vista at €575,000, while the Property Price Register shows a dozen Aghada homes selling over the past decade-and-a-half in excess of €500,000, with five of them in the new development Ard an Ghleanna, at €550,000/€560,000 and at €635,000, while the strongest sale to date is showing at €930,000 back in 2024.

One or two summer 2026 listings in and around Aghada are likely to also likely to swell the number of sales locally above the €500k mark, while in late September the Irish Examiner revealed the ‘Big Daddy’ of them all, the just-built 1 Harbour’s Edge, a 3,000 sq ft four-bed with aching architectural aplomb, and a whopping €2.5m asking price to really push the boat out for this East Cork/harbour enclave.

VERDICT: Harbour Vista does indeed have a water panorama in front of it, as well as a site of 0.27 acre, a detached garage and proximity to Rosies bar/restaurant, the pier, watersports, tennis clubs, and the People’s Path waterside walkway. However, it’s likely now to need some updating given its F energy rating and solid fuel heating source via a stove, whilst plumbing’s in place at least for conversion to gas boiler.
