As one of Cork city’s more established residential suburbs, you don’t see a whole lot of estate building activity around Glasheen, so when men with hard hats and heavy machinery get going on a niche infill site there’s a good interest in what they can produce.

A good example is increasingly visible at No 7 St Helen’s Court, a small cul-de-sac off Croaghta Park, by Glasheen Road: Where once there was a bungalow (see below) there are now signs of eight two-storey homes, four approaching roof level and blockwork rising across four more.

Given the undisputable convenience of a location like this one, half of the new homes are already snapped up, with just two semi-ds and two detached homes still available.

Darley Developments — whose upmarket, niche-development track record is well-established at fashionable schemes such as Valima and Merton on Model Farm Road — are behind this high-end estate, having bought the site with the now demolished bungalow at the end of 2025.

“We put in a planning application for the development late last year and we were on site by July,” says Darley Developments’ chief Killian Kelly.

Having initially sought to build nine homes, the scheme was scaled back to eight after an appeal to An Coimisiún Pleanála. There was some back and forth too with Cork City Council around the naming of the scheme, with the developer anxious to reflect some form of connection with the history of the area. “We initially sought to call it Ard Cairn, a variety of apple associated with the Hartlands family who moved into the city from North Cork and had an orchard on Ballintemple’s Temple Hill and another 40-acre orchard around what is now Hartlands Avenue.

“Ard Cairn had already been used as an estate name on Temple Hill, so we went with another variety, called Ard Righ, and that is the name of our estate,” Mr Kelly says.

Ballincollig-based builder Danny Dwyer of D Dwyer Builders Ltd — who also delivered the Merton scheme — is doing the honours again this time around and proved his dedication by showing up for work last Monday, even after his son, James Dwyer, captained the intermediate Ballincollig side that beat Dungourney the previous day, to claim the Cork intermediate hurling championship title and ensuring a return to the senior ranks.

“James is working fulltime with Danny now, although he is excused for not being around this week,” says Mr Kelly.

He adds that the Ard Righ homes will have some of the signature detailing evident at their Model Farm Road schemes such as attractive Kingscourt brick, sash PVC windows and limestone window reveals and surrounds, with more limestone detail around the fanlit front doors.

Energy efficiency is tops: the homes are “A2” rated, with underfloor heating on both floors, while the first floors are precast to dampen noise transmission.

Other perks include 9’ high ceilings downstairs and ready-to-go gardens and patios. All homes have parking for two cars on front driveways, while the semi-ds have south facing back gardens, with a west-facing rear aspect for the detached homes.

Selling the out-of-the-box homes (virtual image above) Johnny O’Flynn of Sherry FitzGerald said he expects cross-market appeal, with traders-down looking for city convenience featuring strongly.

Given the stellar location near UCC and several large hospitals, professionals looking to live near their workplace are also likely to feature.

Cork city centre is a 20- minute walk away and the area is well served by schools/public transport. The guide prices for Ard Righ range from €720k for a four-bed, 133 sq m semi-d to €895k for a four-bed, 159 sq m detached.

VERDICT: Rare opportunity for exceptionally well finished new estate home close to city centre.
