THERE have been four Christmases enjoyed by the young family at 128 Clonlara — but they may be gone for Year Five, smallies in tow.

With just about 108 days (and who’s counting?) to Christmas, it’s still likely that this family home will be coming into in new hands — if not already reoccupied — by that date.

The Price Register shows this place selling for €465,000 brand new, with sale recorded on December 8, 2020, so the vendors were indeed ‘home for Christmas,’ that much-hoped-for aspiration seen in so many TV programmes, as well as in ‘real life.’

Behind the move are a couple, each working in the tech sector, and who returned to their native Cork from Dublin in ’20, opting to buy new, and to finish their brand new home and garden to their own specification.

This they did, and they also landscaped and planted the outside to create a neat seating niche at a bright, far garden corner, and they also put in an Adman steel shed for storage in another corner.

They did the work with putting down roots in mind but now that they are back on home turf from the Big Smoke, and with two young children to boot, they’ve decided to make one more, albeit smaller move and are selling to cross back over the Lee Valley from Kerry Pike to their familiar Douglas heartlands, to be closer to family and supports.

As part of the their plan, their 1,750 sq ft four-bed, detached home on a corner site is fresh to market with agent Lawrence Sweeney of Savills, who’s had a few other quite recent Clonlara resales under his belt in the last 18 months.

Case in point? He had the slightly larger detached 113 on offer last year, guiding €625,000 (it had been bought new by December 2022 for a recorded €472,500) and it sold earlier this year for €635,000, so the ballpark price range is established.

The Price Register shows five resales at Clonlara for over €700k, with the top price so far being the €715,000 paid for No 126 this year.

The reason for various price variations is down to different sizes, semi-d or detached status, site position and aspect, as well as floor plans: there’s quite a variation, even for the detacheds.

Savills’ Mr Sweeney says the floorplan of 128 Clonlara really works well with the site, and it’s a sort of a large L-shape, with the main double aspect living room in one leg or wing, straight down the entry hall, and with the kitchen/diner in the other leg, while there’s also a family room/den/play room in the angle/corner, plus a guest WC. There’s also a utility room which opens to the hall, directly opposite a single door to patio/courtyard.

Also opening to that patio are the kitchen/diner and the main double aspect living room, each via double doors, so there’s a real practical layout here for that much-vaunted ‘inside-outside’ living vibe.

No 128’s kitchen came from Kube, with Dekton worktops around the cooker and well able to take high temperatures, while the island/casual dining facing it has wood-look finishes.

Mr Sweeney says it’s the heart of the home; the hearth of the home in the main living room has an inset stove, while there’s an overall A3 BER on this modern build from O’Flynn Construction and totalling c 150 homes delivered since 2017. Kerry Pike is also getting two other follow-on schemes from later this year too.

Other selections and styling at No 128 by the owners included flooring from Delforno, kitchen tiling from Benetto, an upgraded shower in the main bedroom’s en suite (two of the four bedrooms have en suite bathrooms), and heating is air to water, underfloor at ground level. The home has Cat 6 cabling and a Nest doorbell/access.

The Kube kitchen is described as ‘premium’, and the garden landscaping was considered and planted by the owners who focused on native Irish plants, where there’s also a thriving-looking tree fern in a raised bed by a long seat (pic, left).

“Our favourite spot in the house is the garden seat where you can relax, enjoy the beautiful sun and watch the kids playing,” say the vendors adding “it’s a little oasis surrounded by stunning plants that was carefully chosen and landscaped.”

As they prepare to up sticks for the move across town, both house and garden are well presented and the departing couple add “the neighbours are wonderful, friendly and there’s plenty of young families around.”

Since they came, “Kerry Pike itself has seen significant investment and continues to grow. The GAA pitch now has a beautiful nature walk, gym area and soon to include a playground and a multi-use sports pitch,” they note, while Bus Connects has promised an upgraded service to Kerry Pike and on to Blarney over the next few years.

Auctioneer Lawrence Sweeney say necessary amenities are within easy reach “including schools, shops, and bus stops, making daily life effortless.” Location is c 5kms from Hollyhill and from Ballincollig, with CUH about 6.5kms away, the city centre is 9kms and the airport is 16kms.

Interest is expected from traders up in the city, Ballincollig, Blarney and from those working in the tech and medical sectors.

VERDICT: Growing location.
