Well Manor-ed €425k Rochestown home

This smartly extended Cork home has already had an offer over its asking price

Already gone over its €425,000 launch price last week is the smartly extended and upgraded semi-detached bungalow 4 Manor Lawn, with interest coming from both ends of the spectrum, from traders-down, and starters out.

Built in the late 1980s as part of the Thornbury development in Cork’s Rochestown by McInerneys and which includes a mix of house types, from single and two-storey semi-ds to four bed detacheds, No 4 Manor Lawn is currently a size-boosted two-bed of almost 1,400 sq ft, all on the one level, but handily has plans drawn up for an attic conversion to a third, en suite bedroom with walk-in robe also.

That third bedroom option is handy for home-hunters who might need extra space in time, while others trading down might not have it figure at all in their plans: it will need a planning application to advance it (several of the neighbours have already ‘gone up,’ with Velux windows visible in their roofs.)

Selling is Sean McCarthy of ERA Downey McCarthy who had bids gone over €460,000 by mid-week and he admits “it’s attracting a lot of interest,” with a huge appeal thanks to its rear kitchen extension into the west-facing back garden, as well as its excellent level of finish and presentation.

His vendors bought in 2018 (the Price Register shows it selling in more basic order for €265,000,) and tackled the c 20’ by 17’ extension in 2019, and it now links into a rear family room, which is where the stair access to the attic could be best positioned, he suggests.

Also done were new windows (tilt and turn), a new bathroom with bath and separate shower between the two front and back bedrooms (the larger is to the back, with built-ins), new floors and more, showing today in walk-in order, with a B BER, off-street parking on a brick paved drive and a now-compact back garden with stone patio, opening to the kitchen via double doors in a large, floor to ceiling glazed corner.

Internal connecting doors are glazed, the kitchen has Veluxes in the flat roof while the front living room has a high up glass panel to share light with the entry hall.

Since No 4’s owners did their work in ’19, fairly comparable Manor Lawn resales include No 9 in 2022, for €322,000 and No 6 which featured in these pages late in 2025, a three-bed semi-detached bungalow of just under 1,000 sq ft, with a then-cited €395,000 AMV and which now shows on the Price Register at €475,000.

Top sale price at Thornbury, meanwhile, appears to be the larger, two-storey 11 Manor Close, which made €770,000 earlier this year, and had previously sold in 2023 for €670,000.

VERDICT: The work done here seven years ago stands up well for today’s home hunters, at both ends of the age scale, while the attic conversion potential (subject to planning) broadens its appeal even further.
