Blarney, Cork €235,000

Sq m: text text text

Bedrooms: 4

BER rating: C3

Bathrooms: 2

Productive use has been made, inside and out, of the four-bed semi-d home at 58 Castleowen, Blarney, Co Cork.

The modern home, on a corner site, has owners with green fingers, with good use made of the rear garden where there are some raised beds for herbs and vegetables, while there are lawns to the side and front: there’s also a steel shed, and a simple greenhouse for seed raising.

Estate agent Paul O’Driscoll of Thomas J O’Driscoll & Co seeks offers around €235,000 for the well-kept home, with large (almost 20’ by 12’) front sitting room, decent kitchen, linking to a rear sun room with stone exterior walls, and there’s also a guest WC and boiler house plumbed for washing machine.

Houses here have adapted as families have grown, and No 58 has scope for extra living accommodation at ground level by enclosing the space at the front currently roofed over for carport use.

Overall condition is good, the location is only a short drive to Blarney Castle, and Cork city is a five mile drive away, while the Apple plant at Hollyhill is currently undergoing extension with an employment boost for the greater Cork area, and the Blarney quadrant.

VERDICT: Already extended at the back, there’s further scope at this very liveble Blarney family home.

Limerick City €225,000

Sq m: 166 (1,787 sq ft)

Bedrooms: 3

BER rating: D2

Broadband: Yes

There are northerly views towards Thomond Park’s stadium skeletal structure from Mayorstone Grove, a small cul de sac of semi-ds and detached bungalows off Limerick city’s Cratloe Road, near Shelbourne Park.

And, set within the Grove is the upgraded and extended 1950s bungalow, now up to 1,787 sq ft, and packed with warmth and character.

Selling agent Lisa Kearney of Rooney auctioneers guides No 103 Mayorstone Grove at €225,000, and says the condition is excellent, with a good south-facing back garden aspect.

A deep house, with a hall almost 40’ long, it’s got some internal split levels, and one of the largest rooms is the 20’ by 12’ front drawing room, with bay window, solid timber floor and period-style fireplace.

It’s just out-sized by a homely living/dining room, at 21’ by 13’ with a solid fuel stove by a black feature fire surround, with steps down to the kitchen, and a few back up to the long hall, while there’s also access to the garden/patios.

The kitchen is freshly done and tiled, with a range cooker, and adjoining pantry.

Other rooms include a bathroom with roll-top bath, three bedrooms plus two overhead attic rooms, carpeted, with a shower room alongside

There’s a paved front drive plus garden, and behind the garden has patios, garage/sheds, and mature boundaries.

VERDICT: Internal charm

Glanmire, Co Cork 350,000

Sq m: 148.6

Bedrooms: 4

BER rating: C1

Broadband: Yes

It’s been on the market just a week, but already, the bookings are heavy for No 7 Glyntown Heights, Glanmire, Co Cork.

A highly desirable sub-area of the suburb, according to auctioneer, Joe Organ, the house ticks a lot of boxes for trader-uppers, he says, not least its large site.

“Glyntown is a very sought-after area and this house has a huge site — it’s a lovely spot and no house has come up here for a while,” he says.

The interior lives up the promise of the outside too, with a good layout, good quality fixtures and fittings and range of rooms.

The main entrance is 15’ square with attractive, turned staircase and on the right hand side is the living room, with fourth bedroom behind. It adjoins the guest bathroom.

On the left hand side is a dining room/family room leading through to the kitchen, which also has a separate utility.

Overhead, the master bedroom runs the width of the house and comes with a bank of built-in wardrobes and en suite bathroom. The remaining bedrooms, two and three, share the main family bathroom.

VERDICT: Lots of space, lots of room to play and a move-in layout — what’s not to like?

Cappagh, Kinsale €510,000

Sq m: 148 (1,600 sq ft)

Bedrooms:4

BER rating: C3

Broadband:Yes

A short jaunt uphill, and sort of up river, from Kinsale’s tidal estuary, is the popular residential enclave of Cappagh. High up here at Cappagh, with views down over the Bandon river’s bend, is The Haven, a single storey house with a bright aspect, and hopes of a €510,000 sale as well.

Built around 25 years ago, effectively it’s a double fronted house — you enter by the drive and the ‘front door’, but in reality there’s a better front facing the views and where all of the main living areas (sun room, living room and kitchen) are to be found.

Several link out to a sweep of terraced patio, before stepping down to a run of lawn. Internally, there are three bedrooms to the other side, while another — the en suite master bedroom — faces towards the beautiful river bend below.

Selling agent is Johnny O’Flynn of Sherry FitzGerald, who says the property is within a five minute walk of the town, at the start of the Bandon road by the further education centre and gaelscoil.

VERDICT: Hillside harbour town home The Haven is in walk-in order, or a new owner buying at this €510k level might want to spend few bob more to really enhance their purchase.

Clonakilty, Cork €395,000

Sq m: 233 (2,500 sq ft)

Bedrooms: 5

BER rating: C3

Broadband: Yes

All done up once more about 10 years ago is the large, five-bed detached family home near Clonakilty town in West Cork. Within Orchard Grove, just off Western Road near Dunnes Stores, it’s in mint order inside and out, with child-friendly gardens, says selling agent Ernest Forde of Hodnett Forde.

He seeks offers around €395,000 for the 2,500 sq ft house, with two of its five bedrooms en suite (with a dressing room for the master suite), and reception rooms include separate living room and sitting room, a 24’ by 9’ kitchen/dining room, plus there’s a utility, guest WC, and a study.

Decor levels are high, with floors a mix of porcelain tiling, solid wood and carpet upstairs, and outside there are front and back gardens, good parking and a garage for storage.

VERDICT: All the accoutrements of a detached house out in the country, within the environs of one of West Cork’s most vibrant towns.
