Knockane a knockout

Back in 2006, when it went up for sale guiding €970,000, we wrote about it in the context of Howard Holdings’ €200 million plan for the Passage West docks site they’d bought for €30m, as well as mentioning new, detached mansions in Horsehead by Cork harbour’s edge which were selling for €2m.
We even noted here (gulp) that the tide had turned for quality housing in Passage West as it faced a bright new future. There was even talk of a fast harbour ferry to link the embraced waterside commuter lifestyle.
Well, fast-forward six painfully slow years of recession, and while Passage’s housing stock has indeed risen, the economic tide is still back at low ebb. Hence, the 50% price reduction from €970k to €495,000, quoted by agent Hugh McPhilips of Marshs.
It’s a well-built, detached five-bed dormer home on an acre, with a two-story garage/workshop and it’s got a lofted upper deck.
Location is at Beechcourt, high above Passage West with views down to some of the new waterside apartment buildings below, as well as to the former IFI plant across the water by Marino Point.
It’s slate roofed and stone-faced, with double bays, and has a rear elevated viewing/BBQ deck, thanks to its sloping site
Room include hall, lounge with bay window and window seat, a family/dining room next to a conservatory accessed by French doors, oak kitchen, utility, ground-floor bathroom with jacuzzi, and two/three bedrooms, one with en suite, and upstairs are two further bedrooms, one en suite, and there’s balcony access.
The adjusted price should put Knockane back on harbour home hunters’ radar.
