Something old, something new at Menloe
But, there are two Menloes, side by side, old and new.
Old Menloe Gardens, with its couple of dozen Garden City 'Domestic Revival' homes around a green, graced by spreading mature chestnut trees, has Blackrock suburban homes worth up to and over the €1 million mark.
In contrast, 'new' Menloe, or more properly Menloe Park, has just five houses in all, and entry level is €600,000-plus.
Built in the early 1990s, the five only family homes in Menloe Park are at the end of a long private cul-de-sac off the Blackrock Road, next to Menloe Gardens.
These newer homes have about 2,200 sq ft of space each, which makes them larger than most of the older neighbouring properties, and No 5 Menloe Park comes to the market with a €625,000-plus price guide, and has four good ground floor rooms and five bedrooms, with one en suite.
Already under strong viewing pressure, selling agent Jarleth Boyd of Hamilton Osborne King has the relatively simple task of opening the door to the viewing hordes the location alone will do the selling.
He has a similar-sized home on the market for the last a few weeks in Endsleigh Park in Douglas, which arrived for sale with a €600,000-plus price guide, and it's now at €640,000 in offers. No 5 Menloe Park similarly will go into the mid €600,000s (9% stamp duty territory) and more in competitive bidding.
The aspect of this house is bang on: a south facing garden, ringed with old stone walls, while the landscaped front garden has a cobbled drive and looks directly down the approach avenue.
While no 5 has been a corporate let for several years, it is in good overall condition, although buyers will want to do some decorative tweaking. It has a good sized sitting room at 17' by 11', a decent kitchen 18' by 10', and smaller dining room and family room, as well as utility and guest WC.
The house has gas central heating, double glazing and an alarm.
