A rustic romance in Kilrush, Co Clare

Trish Dromey uncovers an exquisite cottage restoration in Co Clare that is now back on the market.

Thanks to the efforts of a couple of serial renovators from the US, this thatched cottage in Clare looks pretty enough for the cover of a chocolate box or a West of Ireland tourist brochure.

With its whitewashed walls, bright yellow door and neatly trimmed thatch, it is, according to Danielle Kavanagh of Sherry Fitzgerald McMahon, the type of rustic property everyone dreams of spending time in.

Located at Tullagower five miles outside Kilrush, the 150 year old thatch was in poor repair when the owners bought it in 2009. 

Being serial renovators who have done this many times before, they have provided a comprehensive list of the works carried out and are also willing to share a selection of before, during and after photos.

Major jobs involved putting down insulated concrete flooring , updating the electrics, putting in double glazing, solid stoves and a staircase as well as upgrading the pipes. 

Aiming to keep the original character they exposed much of the original stonework and ceiling beams, put down some timber flooring and replaced the thatch ridge.

The owners also had reproduction furniture shipped in from company in the US and, according to Ms Kavanagh, spent over €12,000 on furnishings alone.

The bright yellow door open into a high ceilinged kitchen which is dominated by a huge 6ft high by 8ft wide stone fireplace fitted with a solid fuel stove. 

The room has original flagstone flooring, exposed beams and a large candelabra style light fitting on the vaulted ceiling. In keeping with the character of the cottage, the kitchen has white country style units with a Belfast sink.

Next to the kitchen is a timber-floored living room with a vaulted ceiling and white walls which could also be used as a bedroom. 

There’s also a timber floored bedroom with exposed ceiling beams which has one exposed stone wall with a fireplace. To provide 21st century comforts, the owners found space for a bathroom and a laundry room.

A stairs in the kitchen leads up to a first floor bedroom which has timber flooring and a vaulted ceiling.

Set on a half acre site, the cottage has a graveled area for parking with a neat garden and an old outbuilding.

Guiding at €175,000, it’s being sold fully furnished. Ms Kavanagh says the 1,001sq ft property would be perfect as a holiday home or for all year round living in West Clare. 

It’s within a 20 minute drive from Kilkee and also from the Trump resort at Doonbeg.

Previously for sale in 2016, it’s now been put back on the market by the owners who are planning to return to the US.
