100ac Kilkenny farm close to M8 already under offer

New to the market with Callan-based auctioneer Michael Barry is a 100-acre farm just east of Urlingford, Co. Kilkenny.

The town will be well known to those who travelled the main Cork-Dublin road in the days before the M8 was built, when Urlingford was a popular halfway stopover travelling through the fine lands of Tipperary and Kilkenny.

This particular land parcel is 4km from Urlingford and the closest junction of the M8, giving it a great level of access.

“It’s a mixture of tillage and grassland,” says Michael. “Three quarters of the holding would be of excellent quality and then, as you fall away, the land would be more suited to grassland.”

There is good roadside access to the farm, which also has a good internal road system.

“It’s in one block,” says Michael, “and a good roadway running down the centre of it. There’s a small farmyard coming out to the road and this has a cattle crush and handling facilities. Then you have a round-roof hay barn with big lean-to structures, with a slatted area to the rear. So it’s giving you great extra support for wintering cattle and then you’ve the slurry for the lands. It’s ticking a lot of boxes for a nice independent little unit, if needs be.”

The property is attracting a wide range of interest. With hobby/lifestyle farms getting larger every year, even a holding of this size is attracting such enquiries, the selling agent says, and the farm is already under offer.

“It’s unusual that a holding of this size comes on the market in this area in one block and we’ve interest from people looking for a heifer-rearing or silage-growing block to people looking to purchase it as a lifestyle choice and try to build a house on it at some point… we’re seeing a lot of interesting options presenting themselves that we wouldn’t normally see.”

So far, there is an offer of €15,000/acre on the table but this is a holding which should realise a value in excess of €20,000/acre.
