'A real farmer's farm': Kilkenny holding is guiding €15k-€17k per acre ahead of October auction

Coming up for public auction at the Rhu Glenn Hotel, Slieverue, Co Kilkenny, on October 3, is a landmark high-quality holding extending to 164 acres at Knockbrack, Glenmore, Co Kilkenny.
“The lands are some of the finest to come on the open market in recent years,” said selling agent Anne Carton of New Ross auctioneers PN O’Gorman.
“It’s a lovely bit of land and it’s an executor sale and we can sell it in one or two lots.”
The public road forms a natural way of separating the lots into Lot 1 (74 acres) and Lot 2 (90 acres). It’s 12km from New Ross, and 11km from Waterford City and the M9 interchange.

“Lot 1 is divided equally between grazing and stubble,” said Ms Carton.
“It has good fields and great access.
"On the other side of the road, the second lot has a greater percentage of tilled land on it but it would all be suitable for tillage or grazing.
Interest has been very good so far, the agent says, with a good steady stream of enquiries on the farm to date.
“We’ve had good local enquiries,” she said.

“We’ve had enquiries from Kilkenny, a good few enquiries from Waterford and West Waterford and other places. But it’s been a good steady stream of interest from people looking at the various options of whether to go for one lot or both lots.”
As Ms Carton points out, this is one of those much-anticipated auctions in this part of the world. It’s a large holding and with this much quality on offer as well as size, it’s the kind of opportunity that few strong operators in the area will let go by without making a decent effort to purchase.
The price guide is quoted at €15,000 to €17,000/acre — an expectation that could well turn out to be a conservative one. Time will tell.
