August auction for 85-acre South Tipperary farm

There is good anticipation for the auction of an 85-acre South Tipperary holding next month, being offered by Cashel Marts.
The farm in question is at Carhue, near Dundrum, and will be offered in three lots, according to the selling agent Alison De Vere Hunt.
“The road provides a natural division for the property,” says Alison. “The bottom portion would be the more superior of the two in terms of quality. The land at the top is a bit heavier, but it would benefit enormously from a bit of TLC.”
Lot 1 consists of a 48-acre holding. This is the higher land which can be brought to its full potential with some investment. It has 700 metres of road frontage and three entrances. It’s here too that there is a house and outbuildings.Â
The home is a dormer dwelling in need of modernisation. It has plenty of potential, however, given its position set back from the road with exceptional views of the Galtee Mountains and the surrounding countryside.Â
Accommodation includes a hallway, bathroom, kitchen, sitting room and four bedrooms. The outbuildings include a three-span hay barn with a lean-to structure, the walls of a cubicle house and some older outbuildings.

“Lot 2 is all in pasture,” adds Alison. “There’s a small fairy fort on one side of it. The road frontage is excellent, with two public roads adjoining it.”
The entire holding is in grass, and the agent explained there are no entitlements coming with the property.

“The farm buildings are old and outdated,” says Alison, “but some of them can be brought back to a workable standard.”
The auction takes place at Cashel Mart on Tuesday, August 26, at 3pm. With no online version, it should ensure a good turnout at a venue that has seen many successful sales.
“There is good interest in it,” adds Alison. “We’re guiding the entire property conservatively at €1,000,000 (€11,800/acre).”
