For sale with Newport-based auctioneers REA John Lee is a holding measuring just under 100 acres of land at Reabeg, Newport, Co Tipperary.

The holding provides a tempting package, with the rare opportunity it offers for farmers to acquire a large amount of land in one package.

The property is close to the Limerick border, approximately 30km east of Limerick City and 11km from Newport, with Rearcross village only 1km or so to the east.

“There should be good interest in it,” says selling agent James Lee, “and there’s a four-bedroom bungalow on it as well.”

The house gives the property another interesting aspect that should widen its appeal — not only for those who may be looking for a farm with a dwelling, but also for those interested only in the land but for whom this bungalow provides a ready-made source of rental income.

The home is in good condition throughout, set on a tarmac drive and yard, and has a detached garage.

Accommodation inside includes a porch, entrance hall, sitting room, open plan dining room/ family room, back kitchen, bathroom, and four bedrooms.

Of the 100 acres on offer, there are approximately 41 acres that are a designated special protection area for the hen harrier.

“The quality of the land overall is mixed,” said Mr Lee. “There’s some good grazing land on it and some marginal land too.”

In past years, the existence of the special protection area would have limited its appeal, but it’s less true in today’s market — where biodiversity has its own special attractions and, within a short time of going on the market, it is already under offer, Mr Lee said.

“That’s just for the land so far,” he added.

It’s not including the house, which we’d expect would fetch in the region of €250,000

The roadside location of the bungalow makes it conducive to being sold separately; something that may well turn out to be the case.

“I think it probably will end up being sold separately,” said Mr Lee. “We think that the land should make between €5,000 and €6,000 per acre.”
