South Tipperary smallholding includes two derelict buildings

A 30.7-acre land parcel in the intriguingly entitled townland of Roebucks-Land in Co Tipperary is new to the market with Clonmel-based auctioneers REA Stokes & Quirke.
The property is approximately 3.5km from the town of Fethard and consists of level free-draining limestone-based soil, according to the selling agent John Stokes.
“It’s a very nice piece of land, with almost a kilometre of road frontage,” said John. “It’s unusual in the sense that it has two derelict dwellings on it.”
There is a bungalow/cottage in the middle of the property and another cottage closer to the road. The existence of the two such properties and the long road frontage would make the property conducive to subdivision, but the clear preference is to sell it in its entirety for now.
Something that has not been ruled out also is the possibility of putting the farm up for public auction. The size of this parcel and its ease of access make it a prime target for a variety of farmers, as well as non-farmers, and the earning potential in the two derelict dwellings adds another string to its bow.
“The land would genuinely suit any farming enterprise,” said John. “It’s lovely and dry, and it’s a beautiful spot with great views of Slievenamon and the surrounding countryside.”
The guide price is €500,000 (€16,300/acre).
