€7,000 per acre sought for farm in the Golden Vale

Located just outside the village of Emly in Co Tipperary and a short distance from the county town itself, a 43-acre residential holding represents something of a sleeping giant for anyone looking for a substantial Golden Vale acreage.

The land, house and outbuildings need some improvement, as things stand, but the asking price very much reflects that, according to selling agent Tim Ryan of Sherry Fitzgerald Ryan in Tipperary town, who says that the land is of mixed quality.

“It’s in a good, fertile area,” says Tim, “but the central part of it is saucer-shaped, so it’s quite heavy and, over the years, it has has fallen into a bit of neglect, as have the buildings. Hence, the reasonable guide price.”

The guide price of €300,000 equates to a figure of just under €7,000 per acre, a reasonable price for grassland in this part of the world.

The house is a large two-storey construction that appears sound but which needs substantial refurbishment. “There was an original house on the land that was built around 1912. But the current structure is a relatively modern construction,” says Tim. “It appears to be in good structural order but it would need a complete new fit-out.”

The farm has excellent access, with a good deal of direct road frontage.

“It has good frontage onto two public roads. It has very substantial road frontage.”

The farm, about 4km north of Emly, is located close to the Co Limerick border.

Tipperary town is 17km to the east, while the N24 (the Waterford-Limerick main road) lies 12km away to the east.

The layout of the farm certainly lends itself to ease of access throughout the holding. The divisions are simple and mutually accessible and the external boundaries are clearly defined, as Tim points out.

The locality is dominated by dairying, but there is also a lot of beef cattle and tillage farming in the area.

“It’s in the heart of the Golden Vale. This is a place of traditionally good pasture land and this is a good example, apart from those six or seven acres in the centre of the farm.”
