‘Exceptional’ land on 145-acre seaside farm for sale near Tralee, Co Kerry

“Cockle Beach” is the kind of name to conjure up images of large groups of women in shawls and hardy men in peaked caps, heavy linen shirts and dark waistcoats gathering shellfish along the seashore on a neap tide.

At least, that’s what it might mean for some people. This is the name of the sweep of coastline to which an unusual 145-acre residential holding near Tralee has direct access.

The property, in the townland of Barrow, 13km west of Tralee and 7km from Ardfert, is highly unusual in that it is a sizeable farm that has two separate owners and no fewer than seven separate lots (apart from the entire holding).

This is a quality farm and one which has already attracted offers on a number of the lots as well as two offers on the farm as a whole.

“There are two farms there,” says selling agent Éamonn McQuinn of Tralee-based McQuinn Consulting. “There are two separate owners that we’re dealing with.”

Specifically, Lots 1 and 2 are owned by one individual, while the remaining lots are owned collectively by another person.

“The property is for sale by private treaty,” emphasises the agent for a farm that is generating such interest locally that it might well merit being brought to the auction room. “It’s quite possibly the finest block of agricultural land that has come up in Kerry… in parts, it’s exceptional.”

Strong words for sure and a description that warrants a closer examination. The first two lots represent the bulk of the property on offer, approximately 89 acres in total.

Lot 1 is a 56-acre block of what the selling agents describe as “outstanding limestone land… with a modern wintering unit.” This land is currently all in grass.

Lot 2 comprises 36 acres and boasts extensive road frontage.

With Lot 3, we enter the realm of another owner. This is a 9-acre piece of quality arable land which also has extensive road frontage.

Lot 4 is larger, a 15.5-acre portion, also of top quality arable land and boasting plenty of road frontage too.

Lot 5 is a 17-acre portion of limestone land which is partly arable. Lot 6 contains 8 acres of dry free-draining land, according to the selling agents, with extensive road frontage.

Lot 7, the smallest portion, represents a different prospect with a two-storey farmhouse on 3.5 acres.

According to the selling agents, the house is structurally sound but is in need of a considerable amount of modernisation before being deemed habitable.

There’s no doubt that the position alone is exceptional. The property is situated very close to Tralee Golf Course with direct access to the sea (at the afore-mentioned Cockle Beach) and with enchanting views of the Atlantic and the surrounding countryside.

The land, according to the agents, would lend itself to a number of farming activities – whether for grazing, arable or other. There is a modern wintering unit on part of the property and the land is south-facing and free-draining.

“Some of the land – particularly in Lot 2 – would be only ‘summer ground’. In other words, you wouldn’t leave animals out there in the winter. Some of it, especially parts of Lot 1 and 5, you’d winter cattle on it; the ground is that good.”

It’s no surprise to learn that there is plenty of interest that has manifest itself in concrete offers. Although the amounts are not yet public knowledge, there have already been bids on the individual lots, whose variety in size will surely cast a wide net of interest. In addition, there have already been two bids of over €1 million on the entire holding.
