The trickle of development land onto the market has now turned into a steady stream — nothing dramatic or destabilising, just a steady flow onto an agricultural market looking to beef up prior to CAP reforms.

And while some farmers take to the streets, others go to the bank and set funding in place to see future generations through the business. For this reason, decent chunks of well located ground like this 94-acre holding at Ballinvriskig, Upper Glanmire, will bring out the sensible buyers.

In a strong dairying area and close to the north east of Cork City, this land was optioned by the former building firm, McInerney, who had fully completed the Ros Ard scheme, next door before the collapse in the market and subsequent collapse of the builder.

The estate bounds the 94 acres of land for sale and, in fact, a county council-owned sewage treatment plant is located in the centre of the property, taking up a good acre of ground and with associated way leaves.

And while this may put off some buyers, who prefer uncomplicated blocks, others will perhaps accept that you take the good with the bad and see the advantage in the plant in the long term; its presence might indicate a level of development potential in the long term — the very long term — and never on the scale of the past decade, but it could allow for a low-level, one-off housing scheme into the future.

The location alone will attract with this high, level piece of ground, which comes in eight divisions and is in permanent pasture — it’s used for grazing cattle at the moment and is an ideal addition to an existing holding, says Joe McCarthy of Irish and European, who is handling the sale.

While talking up the quality of the location and area, he suggests a guide of around €11,000 to €12,000 per acre, and says there is good interest in the property already. Bounded by the Glashaboy valley in part and with access onto the main Cork/ Dublin motorway a short distance way, the interesting element too with this sale is that the Northern Ring Road, the last piece of the jigsaw to create a ring road system in Cork City, abuts one corner of the farm. However, like all major infrastructural projects, that prospect diminishes even further away with time.

The sale is by private treaty and the agents are open to all offers on this, the latest significant land sale on the perimeter of Cork City.
