After a summer of monsoon-level rain, this 150-acre tillage farm at Ballytigeen, Whitegate, Co Cork, is bone dry and every inch can be driven over — in an ordinary two-wheel-drive car.
Located just minutes from the village of Whitegate and close to the oil refinery campus it’s one of the best tillage farms in an area of excellent tillage farms, says auctioneer, Christy Buckley, who’s just launched the property this week.
And considering, as he says, that it’s one of the best holdings that he’s ever put through his hands, the guide price reflects the quality at a cool, clean €2m — and it can be bought at that price he says.
“I expect it to be bought around there or thereabouts,” he says, “and it’s easily the best farm to come up in this area this years — it has massive road frontage and 60 acres zoned industrial and it’s ideally situated,” he added.
The farm is all in one handy block, easily accessed and as said before, every field is driveable with outstanding views over Cork harbour. South-facing and sloping, it has well-drained, rich soil, which is now in stubble, and is ready for any new operator.
In six fields, with a steep, rushy glen as the only bit of waste, this property is ideal as an add-on and the agent is prepared to sell in lots. Considering the zoning, it could be possible to sell off part of the land for other purposes and to retain the remainder as farmland. Close to the town and with excellent frontage on two sides, this rich level land went to final offers at the end of last week and was purchased in trust for a sum in the region of €1.16m. It’s believed the buyer is a local Tipperary man and there was keen interest in the property prior to last Friday evening’s deadline.
The land is on the old Cahir to Clonmel road, with fast access to the M8.
When put on the market, it was already under offer at €1.12m and has now sold for the equivalent of €12,600 per acre.
