Located in one of the most sought-after agricultural areas of County Kilkenny, a 49-acre farm is new to the market with Callan-based auctioneer Michael Barry.
“It’s a very attractive farm,” says Michael, “and it has a nice walkway down through the holding. It used to be an old cow-path but it’s a nice feature now which is useful for moving animals from field to field.
“It’s located about 2km from the village of Stoneyford, a stone’s throw from Mount Juliet, Ballylinch Stud and Nolan’s Stud. Location-wise, it’s a lovely part of the country. And in terms of quality, it’s excellent limestone land and suitable for carrying out any number of farming activities, whether it’s equine, dry stock or tillage… it ticks all the boxes.”
The market locally was quick to react once it was on the market, Michael says.
“Literally, the sign was up no more than 5 minutes and we had calls about it,” he says. “Since we put it up online, we’ve been getting calls every day since. People have gone away to do their homework and we’ve had an opening bid already.
“We’re guiding between €20,000 and €25,000/acre, but we’re letting the market decide really,” says Michael. Indications so far would suggest that the upper end of that guide will be closer to its eventual market value.
