Farm of 275 acres

IT’S the season for large farm sales and another one hits the hustings in north Cork this week.

Farm of 275 acres

Gowlane North, is a bit of a mixed bag, but one with 275 acres, in Donoughmore. It’s an executor sale through joint agents, Paul O’Driscoll of Sherry FitzGerald O’Driscoll and Michael O’Donovan of Sherry FitzGerald O’Donovan and has a total of five lots. In two main blocks, at either side of a main road, the sale includes a farmhouse and yard on one side of a main road, with a 60-acre division opposite.

The second block, about half a mile down the road from the farmhouse, is divided again by the road and comprises, hilly ground with some pasture on one side, and mixed land on the leeward side of the hill.

The higher ground may have wind farm potential, suggests, Paul O’Driscoll, while on the other side, the marginal land could be drained and returned to pasture. There’s something in this sale for everyone, says O’Driscoll, who gives a rough guide of €5,000 per acre for the forestry ground, (some of which could have wind farm potential), and an average of €12,000 per acre for the good land.

Used as a drystock farm for the last number of years, there is some good quality grazing in parts and enough to appeal to expanding farmers looking for outlying pasture.

And considering the Donoughmore farm is less than 17 miles to Cork city, there should be good hobby farming interest, too.

The farmhouse and some outbuildings are being offered in one parcel, Lot 2, along with 22 acres of good grassland. Lot 3, across the road is a 60-acre mixture of grassland and plantation land.

Lot 4 is a 143- acre mix of 107 acres of plantable land and 36.5 acres of grassland while the final lot, 5, is 60 acres made up of 12 acres of grassland and 48 acres of marginal ground, also suitable for forestry.

The entire property comprises the farmhouse, yard and two blocks of land in 275 acres.

The property is being sold by private treaty and this farm could realise a sum in the region of €2 million.
