Take Kilrush, in Mogeely, Co Cork, for instance.

This 42-acre farm, which came with full planning permission for a large residence, is under offer, but for the land only.

In the height of the boom, buyers would have been climbing over each other to get land and a 3,500 sq ft property within a 20-minute commute of Cork city, but not any more, as most have to sell their own properties to fund an acquisition like this.

Mind you, the planning permission could be contingent on farming the land. This uncertainty may have put a stop to the gallop of hobby farmers, who may want to sell the land on afterwards.

One thing is certain, however, local farmers have shown a strong interest.

The land, which is two miles north of Mogeely village and 17 miles east of Cork city, is of excellent quality, all in one rectangular division.

Selling agents Ger O’Callaghan and Joe Carey of Remax are under offer close enough to the guide of €900,000, and are prepared to wait. The option to go to auction is always there, too.
