“It’s one of the best farms to come up for sale in a long number of years, and that’s just not because I’m selling it,” says Richard Crowe, of Richard J Crowe Auctioneers.

With a modern layout, and good cattle handling facilities, this is a 365-day, 104 acres drystock farm, he adds, renowned for its fattening qualities.

Just three miles from the town, located at Cappawhite, the farm is all in one block, paddocked with frontage onto three roads.

The residential holding has a newly thatched, traditional residence, which will need internal renovation, says Richard Crowe.

Or the option is there to build a new home on the land.

There’s a separate driveway to the house from the road, via a tree-lined avenue, and the house is surrounded by mature plantings.

The Crossayle farm will also be very attractive to hobby farmers and equestrian interests, he says, as it has 19 stables, a lunging ring, exercising area and feed bins.

There’s the option also of a pedigree herd, and the land quality is so good that there should be strong interest from all farmers, says Mr Crowe.

The cattle yard has capacity for 100 head, and includes a concrete pen and crush, a haybarn and other storage areas.

Right now, Mr Crowe is selling in one lot and by private treaty, but may go to auction as a later date.

He was not keen to name a price for this farm.

But it’s expected that land of this quality, with the facilities that are included, could make in the region of €1.5 million.
