Farm has untapped quarry potential
Just on the market, at Tullahinall, Ballylongford, is a 220-acre grassland farm with untapped quarry potential which is due to go to auction on September 15 next through Jerry Quane of J&M Quane, Listowel.
The farm is all in one block, the agent says, and is a well managed property which ideally should be sold in the entire, but as it’s a large parcel of land he is prepared to sell in lots of 75, 50 and 95 acres.
One of a number of other holdings, the sale is the result of restructuring by the owner and comes to the market as a non-residential holding with good road frontage.
It’s laid out in paddocks with central farm roadway and about 100 acres has been used for sheep with the remainder grazed by drystock.
Good fencing is in place, and while the land is heavy in parts, says Mr Quane, overall its a very good grassland farm.
Mr Quane suggests a number of uses for the property and emphasises its use as a golf course because the land has excellent views over Ballylongford Bay and the Shannon Estuary and the Clare coastline beyond.
A wind farm is another suggestion, because of the western location and, of course, it could continue as an agricultural venture.
There’s also the possibility of a number of sites off the land, and as the farm is non-residential it would be possible for new owners to build a residence on the land.
The pencil quarry hasn’t been developed fully, says Jerry Quane, and has great hardcore potential, he says.
The land could make around €8,000 per acre in general, he says, with the top lots worth in excess of €10,000 per acre.
