The view out from the front of No 30 Lindville has changed over the past 20 years.

Seen from the upper floors of this three-storey family home is the revamped SuperValu Páirc Uí Chaoimh, with the redeveloped Marina Park and the bright-red Central Hall more out of sight, camouflaged by greenery, before the Lindville lands drop down to Monahan Rd.

It was that greenery, and the shared green in front, that encouraged the owners of No 30 to buy here in the latter years of the estate’s protracted roll-out.

“Our home’s position, overlooking the green, gave us an incredible sense of space and freedom. For years, it became the backdrop to football matches, bike races, endless games, and childhood adventures. Watching the children run freely with their friends across the green is something we will always treasure,” say the occupiers, adding that the proximity of a national school (Crab Lane) over the Blackrock Rd was another clincher back in 2005.

Lindville had started, and then stuttered. It had initially sold strongly in the 1990s, until the developers got over-extended, with all but a handful wrapped up in the mid-2000s, when No 30 was bought. (Three others — Nos 27, 28, and 53 — had been left unfinished due to very protracted legal issues, and were finally sold in late 2025 — two decades on — one for €650,000 and two for €830,430.

Values have risen strongly, and unsurprisingly, at Lindville, where, day one, top prices for detacheds were typically under €500,000. Now, five Lindville houses have topped €1m (including an extended semi-d) and the strongest sale to date is No 58, for €1.45m in 2023. (If any of the small handful of the very biggest Lindville detacheds, facing directly onto the Blackrock Road, come to market, a new price record in the c 64-home upmarket scheme would be assured.)

Launched this summer is No 30, an impressive, 2,200 sq ft detached in at the untrafficked end of Lindville, south-facing to the rear with a substantial workshop/utility in the high-walled back garden.

Selling is Michael Downey, of ERA Downey McCarthy, who says its launch “is off to a good start, we’ve had five or six viewings to date”, and he notes the location is ace, with appreciated amenities all to hand, from schools to cafes, delis, shops, sports facilities, and with the city centre and Blackrock village and pier easily walkable also.

The Marina and Atlantic Pond, by the GAA stadium (and the Marina Market) have also been transformed since ’05, while many hundreds of new apartments are in the pipeline for occupancy in the transforming south docks from 2027.

The owners say: “One of the first things that drew us here was the beautiful character of the homes themselves. Lindville has a timeless charm, with houses that blend so naturally alongside the older homes on the nearby Blackrock Road.

“There is a warmth and elegance to the architecture that gives the area a sense of permanence and maturity, making it feel established from the very start, rather than simply another new scheme.”

Some 20 to 25 years on since the first homes sprung up here in the former grounds of a private hospital, “Lindville has always been the kind of neighbourhood where people genuinely look out for one another. There is a real warmth here — a community spirit that cannot be manufactured. From celebrations and milestones to everyday moments, neighbours have shared life together and supported each other along the way. We often say our children were raised not just by us, but by the entire community around us”.

With children that bit older, “a new chapter awaits. We are making a move closer to the coast, where we hope to enjoy seaside walks, fresh sea air, and a slightly slower pace of life.”

The next occupants at the Victorian-era-styled development can expect a walk-in order home at No 30, with formal front sitting room, rear kitchen/living/diner, utility, and guest WC. The mid level has two ensuite bedrooms, plus a third bedroom/home office, with two more bedrooms and a bathroom on the top floor.

VERDICT: Timeless. Homes here were designed day one to look older than their years, and are ageing well.
