Likely to have been built on one of the largest sites in the Fernwalk section of Greenfields is the corner-sited No 14 — a substantial one-off family home of more than 2,630sq ft.

Built around the early 2000s, No 14 slotted into Fernwalk where developers O’Flynn Construction had offered serviced sites for individual designed homes as well as completed houses: the result, several decades on, is a great variety of house designs rather than repetitive rows of near-identical builds.

Selling No 14 is agent Brian Olden of Cohalan Downing, who guides at €950,000, and that’s now pretty much the upper level — so far — of Fernwalk resales in the past few years.


The Price Register shows 28 resales in Fernwalk, from under €400,000 in some cases back around 2010, with three more recently in excess of €900,000, with current top price being the €95,000 paid for No 40 two years ago: making comparisons between sales has to take into account the variety of homes here, size-wise, condition-wise and aspect-wise, as well as its setting within the cul de sac threads of Fernwalk itself.

Brick and dash-finished No 14 has south and west patios to the back, with a sun room (triple aspect, solid pitched roof with Veluxes) added off the rear kitchen, and attached to the left side of the property is a deep wing, likely conceived of as a garage and now kitted out for dual use as an office/gym, and accessed via a utility off the kitchen.

Also at ground are a lounge to the front, and a double depth sitting room/ dining room linked to the kitchen on the western side, plus there’s a guest WC off the oak floored hall.

Above are four bedrooms, one with en suite via walk-thru’ dressing area/ robe, plus family bathrooms.

VERDICT: Plenty of space inside and outside in what’s now become an ‘outer western city suburb’, close to both Ballincollig and the N40.
