As Blackrock village is also well served by public transport, a car isn’t a necessity at Dundanion Cottage.

A quaint two-bed with a €347,500 guide price, it’s attracting first-time buyers, particularly young couples keen to get a toehold in Blackrock. Tim Sullivan of Timothy Sullivan & Associates says downsizers “are taking a peek too”. Not much comes up at this price point in Blackrock, albeit Sherry FitzGerald, on behalf of developer Glenveagh, are selling apartments priced for first time buyers at Blackrock Villas. In the nearby former grounds of the Ursuline Convent, the cost of an A-rated 78 sq m-85 sq m two-bed in this phased scheme is around €360,000. All the two beds are already sold off the plans.

While Dundanion Cottage is not as well insulated (its BER is E1), it does have more outdoor space, in the form of an enclosed rear garden.
