What sets 8 North Abbey Square on North Mall apart from other mid-terraced Cork city centre properties is the railed and gated communal garden it shares with the other nine properties in the 1830s-built development.

Set back from the bustle of the city behind railings and hedging, it’s a cottage-style property with dormer windows and old world features. “It’s charming, and the location is exceptionally convenient — just minutes from the city centre,” says Katie Fennessy of Sherry FitzGerald who secured a bid of the €295,000 guide after the first open viewing.

“We’ve had a lot of first-time buyer interest,” she says, noting that quite a few of the properties in the square have been bought by owner-occupiers in recent years. No 8 is a well-kept ex-rental but has a G energy rating and is in need of modernisation and an energy upgrade.

A 96 sq metre property, it has a sitting room with a cast iron fireplace as well as a kitchen with fitted units and a roof light. At ground level there are two bedrooms
including one with a fireplace; while the upstairs has two more and a bathroom.

At the front, the cottage looks onto the communal garden which has hedging, trees and a picnic table as well as a gravelled pathway.

VERDICT: Unexpectedly picturesque for a city centre property.
