Nothing has been left to chance at this commendably stylish Midleton home which has undergone a series of upgrades since the current owners bought it in 2015.

Gardening was a particular passion for the woman of No 23 Maplewoods, Ballinacurra, and under her watch, the south-facing rear was landscaped. Additional ground-floor accommodation includes a utility and guest WC. There’s enough room under the stairs for the family piano. Upstairs, one of four bedrooms has an en suite. A Stira is fitted to the partially floored attic.

As a detached, 1,800 sq ft four-bed home, No 23 may appeal as a trade-up to those already living in Maplewoods, in smaller, three-bed semis. Well-heeled first-time buyers are likely too, says selling agent Adrianna Hegarty of Hegarty Properties, who will show it for the first time today, and is “very busy” with bookings.

“With a guide price of €430,000, I think it will be first-time buyers mainly, but also some traders-up.

“It’s a lovely, family-friendly estate and the owners have loved living here, but they are relocating now to Waterford, where one of them is from,” Ms Hegarty says.

She points out that while the house is a decent size for a family, there’s scope to extend too, with planning permission, if new owners were so inclined.

She adds that Maplewoods is a “super location”, within walking distance of Midleton town centre, (retail, schools etc) with a bus stop near the entrance to the development for transport to Cork city and near the N25 Cork to Waterford road. 

For lovers of the outdoors, it’s close to Ballyannan Woods and Rostellan Woods; 10 minutes from Rostellan farm shop and access to the People’s Pathway from Rostellan to Whitegate; and once the new greenway is completed, it will run outside Maplewoods and link up in Midleton to the greenway to Mogeely, and eventually, when completed, to Youghal.

VERDICT: A hang-your-hat family home, in a good location. Likely to attract a good deal of interest.
