THE first re-sales at Bruach Abhainn in Mogeely will be assessed with forensic zeal by neighbours who are always keen to know if their homes have gone up in value.

Such information cannot currently be gleaned from the Property Price Register because all of the documented Bruach Abhainn sales are new builds. It’s a pretty new housing estate at any rate, albeit with a very long gestation. The developer behind it, GMC Construction Ltd (Gerard McCarthy, Riverstick), originally applied for planning permission for 22 detached homes and 22 terraced homes in 2007, with work commencing in October 2008, but as everyone knows, the global financial crisis turned construction on its head. Five years later, with planning permission set to expire, an extension was sought and granted, to 2017, with an anticipated completion date of October 2022.

The first home to be sold in the scheme, in 2019, was in fact the one featured here, No 4, which sold at the time for €445,000. It’s back on the market now following a fair bit of investment by its one and only owner, with a guide price of €530,000.

Selling No 4 is Adrianna Hegarty of Hegarty Properties and she says this particular house has features not common to every other house in the estate, such as an attractive, stone-built utility.

 It’s also got zoned gas central heating with underfloor heating downstairs, as well as solar panels, both of which contribute to its solid B1 energy rating. Homes with a B3 rating or better are good news from buyers as they qualify for more favourable green mortgage rates.

Ms Hegarty says no expense was spared in the fit out of No 4, which has a larger corner garden.

“There’s an oak staircase, oak skirting boards and solid oak doors throughout,” Ms Hegarty says, adding that bathrooms are laid with quality tiling.

There’s a good run of rooms in this bright, 2,400 sq ft house, and at the heart of it, a large, open plan kitchen/dining/living area. 

The contemporary cream kitchen with dark oak worktop is by Monkstown Furniture and tiling throughout is by Delforno on Kinsale Road. There are two sets of French doors from the living room section and dining area, to a patio and generous rear garden, which is not only nice and private, but also faces south-west, catching any sun all day.

Double doors open too between a separate sitting room and the kitchen/dining area and between the sitting room and the tiled Victorian-style hallway.

Upstairs, the main bedroom is ensuite with French doors that open onto a balcony, and two of the three remaining bedrooms share a Jack and Jill bathroom. 

The main family bathroom is upstairs too, and there’s a guest WC downstairs, as well as a utility.

Parking is off-street and the property comes with a steel-tech garden shed and a stira to a partially floored attic.

Ms Hegarty says Bruach Abhainn is in “a lovely community setting”, in a cul de sac, adjacent to the Midleton to Youghal Greenway, which is set to open next month. A bus stops at the estate entrance for secondary schools in Midleton and Castlemartyr; the local national school is a five minute drive away and Garryvoe Beach is just 10 minutes by car. Mogeely village, home to Dairygold/TINE's €120m specialty cheese facility, is a short walk away.

VERDICT: Generously proportioned rooms and garden. Ideal trade-up for a family. Quality finishes.
