High and mighty home in Riverstick is accessible and affordable

Riverstick, Cork €395,000

Size: 196 sq m (2,100 sq ft) excluding attic

Bedrooms: 4

Bathrooms: 4

BER: B3

YOU could not get close to a home the size and spec of 17 Curra Woods, or its site size and landscaping, for anything like its asking price in an urban setting — and yet, it’s only 15 minutes from Cork city, and seven minutes from the sea and Kinsale.

The proximity to Kinsale is a key attraction for many who’ll come to look at this modern, very well-built home on a 0.2 acre plot above Riverstick, whose ‘official’ floor area of 2,100 sq ft doesn’t include two well-finished attic rooms with proper stair access, nor does it include a converted garage, set up as a hair salon as a fringe benefit.

Selling agents Jeremy Murphy & Associates guide the very well-kept 13-year-old family home, No 17, at €395,000, and aregetting initial interest from city/suburban traders-up, from Carrigaline, from those working in the Airport Business Park and from Kinsale.

It gets fantastic, long rural views as it’s at the furthest in on a high up spot in Curra Woods, where most home owners built big detacheds on serviced sites in the early 2000s.

Since then, Riverstick has grown considerably, and now also has a large range of services, schools, sports facilities as well as woodland walk, and more, to match its recently-grown population.

This well-sized home comes with three reception rooms, one with Jotul wood-burning stove that pumps out so much heat the room’s door is usually left open, the owners say.

Both kitchen and utility have quality units in Dakota oak, two of the four first-floor bedrooms have en-suite bathrooms, and the main family bathroom is a very well tiled room with large corner Vogue bath, while solar panels on the south-facing roof to the back help with the water heating.

The two attic rooms are easily accessed, fully finished out with eaves and niche storage, and the converted garage is multi-purpose, ideal as a salon, study, home office or playroom.

Condition is excellent, throughout, and about the only thing that dates it to its build period are its varnished pine doors, so even a paint job on them would visually take a decade off its still-youthful age.

Externally, it’s as neat, with good parking, two-tiered back garden, heavily shrubbed and landscaped with sleeper, and includes a large patio, raised lawn section, and steel shed.

VERDICT: Accessible, and affordable for the amount of space on offer.
