Trading up: Frankfield, Cork, €330,000

There aren’t many Cork suburban homes backing onto a golf course, but that’s only one attribute of No 22, Seven Oaks, an extended family home near Douglas.
Trading up: Frankfield, Cork, €330,000

Size: 159sq m (1,719sq ft)

Bathrooms: 4

Bedrooms: 5

BER: C3

Built in the early 1990s, backing onto Frankfield Golf Course, this semi-d was extended over two levels a decade ago, and now has 1,700 sq ft of space.

Agents Paul O’Shea and Ann O’Mahony, of Sherry FitzGerald, value No 22 at €330,000, so, on local price comparisons, there seems to be more space, plus an extra bedroom or two, for the sum.

Overall condition is good, but new occupants might modernise colours and finishes.

But three of its five bedrooms are en-suite, there’s also a guest loo downstairs, with three reception rooms, kitchen/diner, and a sun room: “a wealth of space,” says Mr O’Shea.

The site size is quite wide, with off-street parking and gated side garden, with access then to the back garden. Despite being quite low-maintenance in layout, with no rear lawn, the gravel and paving slabs at the rear do need tending and tidying, but wall-painting and some climbers could make a huge difference.

It has raised beds with shrubs, and there’s a deck by the side garden.

Location-wise, it’s a quiet spot, by a golf course and the Kinsale Road roundabout, with Douglas accessible via Grange.

VERDICT: Great space.
