The builders are coming to Cork’s Skehard Road, following on the €850,000 auction sale last week of a house on 1.25 acres there, and with a dozen or two dozen new homes now expected to replace that old five-bed dwelling and its garden.

Up to a half dozen bidders/builders showed an interest in getting their hands on the well-located site, to meet new homes demand.

Back closer to the Skehard Road junction with the Well Road, one builder has already arrived, right next door to the family home called Cahernane: he’s building its occupants a new, down-sizing alternative.

The owners of the detached home Cahernane built it from scratch 17 years ago, with builder Ted Crowley then on board for a home which was finished out without a single item on a snag list, and it’s been maintained ever since in mint order.

Back then, the Skehard Road was a virtual cul de sac, linking the Well Road to - effectively - the easter end of the city at Ringmahon. In the interim, the whole Mahon peninsula got developed, the ring road now skirts around it burrow under the Lee at the Jack Lynch Tunnel, Mahon Point’s retail developments hog the highway, and John Cleary’s City Gate has brought many, many hundreds of well-paid IT jobs to the area.

Throw in new housing, and a visionary waterside amenity walk around Mahon/Blackrock, linking into the old rail line walk too, and the area’s transformation has been considerable. Yet, bar several new house developments, extra traffic, and very recent road widening and junction changes to accommodate it, not much else has changed on the doorstep of Cahernane, which was called after a Killarney beauty spot admired by the family here.

With that family reared, and grandchildren as visitors, the couple here are already building something similar (but marginally smaller and with fewer bedrooms,) next door in what was their side garden/lawn. They’re building, to an ‘A’ BER standard, and they’ve put this 2,000 sq ft up for sale in a market gasping for good quality trade-up homes.

Estate agent Jeremy Murphy guides Cahernane at €545,000 and says there’s very little to compare it with in the southern suburbs as it’s such a walk-in job, as indeed it is, spotlessly kept and well up to spec.

Despite having its side garden hived off (there’s already a block wall up to delineate the two properties) there’s still enough garden and parking here for families, with a detached garage at the back corner, and stepped, mature rear garden. It’s pretty much full south-facing here at the back, where a sun-room with vaulted, pine-sheeted ceilings and Veluxes has been added on to maximise solar comforts,which all links into a kitchen/diner with island for a very useful space. Units are in oak, and the floor throughout this linked space is in white tiles, so it’s all very bright.

Next to it is a family room/lounge, also facing south to the back, and to capitalise on this there’s a door to a timber decked sitting-out area: it’s a real sun-soaking spot, say the owners. That living room, in turn, links back through double doors to a larger drawing room, with open fireplace, and more double doors go then to the hall, by the front door.

It all makes for a good, easy sort of circulation and means rooms are well used and trafficked, whilst across the hall is a quieter hide-away den/ TV room/home office or study for those times when someone wants to opt out of the daily domestic family buzz and activities.

The ground floor also has a utility off the kitchen with side access, plus there’s a guest WC. Overhead are four double bedrooms, hot-press and cloaks/linen press, and the master bedroom has good built-ins plus a recently upgraded en suite, whilst the family bathroom has a separate bath and shower. Attached to a sense of home, the owners hope to take the ‘Cahernane’ house name-plate with them in the move next door/over the wall in spring, and are preparing to rent for a few months if needs be, as the expectation is that this is a sale that will close out fast.

VERDICT: At just 17 year of age, this is a relatively new kid on the block - with just an even newer kid due next door .
